How does the commercial finance process actually work?

Start to finish, it usually runs first conversation, then lender match, then a formal application, then approval and settlement. With a broker you have one point of contact the whole way. A straightforward unsecured deal can settle in a few days. Anything with property or a valuation takes longer, often a couple of weeks, because there are more moving parts.

The stages, in order

  1. First conversation. We work out what you need the money for, how much and how quickly.
  2. Lender match. We look across the panel and pick the lenders that suit your deal, your industry and your file.
  3. Application. We package your numbers properly so the lender sees the strongest version of your case. You supply statements and any documents.
  4. Conditional approval. The lender says yes in principle and lists what it still needs.
  5. Conditions and valuation. For secured deals a valuation happens here. For unsecured this stage is quick.
  6. Settlement. Documents are signed and the funds are drawn or the facility goes live.

How long it takes

Speed depends on the deal, not on us dragging our feet. Unsecured and asset finance move fastest. Property backed lending is slower because a valuation and legal work sit in the middle. The single biggest thing that speeds it up is having your bank statements and documents ready on day one.
