Do lenders restrict business lending by postcode?

Some do, mostly where property is the security and the postcode is remote or thinly traded. Lenders keep internal location categories and a postcode in a low population area can mean a lower loan to value ratio, a longer valuation or in some cases no appetite at all. Unsecured and cash flow lending is usually less affected, because the assessment rests on turnover rather than a house or a shed that might take a year to sell.

Why location changes the answer

It comes back to resale. A lender wants to know that if it ever has to sell the security, there are buyers. In a small town with only a handful of comparable sales behind it, a valuer struggles to support a figure and the lender discounts what it will advance. Population thresholds vary between lenders and are rarely published. Two banks can look at the same shed on the same road and land on very different numbers. It is worth asking before you assume.

What still gets funded

Plenty. Equipment and vehicle finance largely ignores where the business sits, since the security travels and has a national resale market. Working capital and invoice finance are assessed on trading performance. Where property in a remote postcode is the only security, the answer is often a lower advance rather than a flat no, sometimes with a second tier or private lender rather than a major bank. A broker panel helps here, because the appetite sits with a handful of lenders and changes.
